To compete in today's challenges, construction management firms must assemble highly qualified and experienced professionals and then support them with proven PMIS (Project management Information Systems) and equipment. Where we stand at the practicality of project management techniques and processes in the EPC and EAC projects but, what about Maintenance Management System? Do we have a proven process, methodology and technique to control this unique type of project?
If we think thatonly by implementing project management methodology, excellent Maintenance Management System can be achieved, so we are just doing paperwork and not going to get anything beyond that. If we look at it as true, we will have to go for a customized solution while studying the said system. Two parameters need to be considered, first, we will have a system-compatible project document and with it a compatible Computerized Maintenance Management System (CMMS).
Unfortunately, if we look at our local industry, the Maintenance Management System means creating a timeline for the management of any Computerized Maintenance Management System (CMMS). But are we using the PM processes and techniques and will we continue to use them as a lesson learned? The answer will surely be difficult for many friends.
Here we will talk about only two things, one is the adoption of the methodology and the other is compatible Computerized Maintenance Management System (CMMS) selection. As a maintenance project requiring management from inception to completion. This came down to the following:
- The Scope:To define the scope, we have to keep in mind the concept of a hybrid methodology means both conventional as well as agile. But it must be said here that whenever you define the methodology, do not replace it on your existing system. Instead, gradually make your place in the system, otherwise, you will face resistance that will come mostly from the top management and you will not be able to face. Here are the lessons learned that later set the trend in the industry.The Series of Steps: The scope does not necessarily mean defining your target. Instead, we need to understand how to achieve our target with available resources. This is possible only if these resources are constantly on the target line and with an excellent communication plan. That is, what we learn is that the scope, the resources, and the communication have to be tied together. While we have to select the Computerized Maintenance Management System (CMMS) which can help us in the communication management plan.
- Computerized Maintenance Management System (CMMS): For the selection of the Computerized Maintenance Management System (CMMS), we learn that the industry selects it on the following bases
1) Available Trend Resources ( even though who have a little bit of knowledge )
2) Cost-Effectiveness
3) Recommendations
We don’t highlight the importance of system requirements (system requirement means your industry requirement) and this is where we make the basic mistake. The result of this is only a disaster. And the funny thing is that for others it becomes a worthy imitation example. When We talk again about a Computerized Maintenance Management System (CMMS) based solution, then we are asked to explain the failure. Which is a complete injustice?
Talking to some of our industry friends about the process of the STO and selection process of the Computerized Maintenance Management System (CMMS), it came as a surprise that in the whole process, a list is given to the operation and planning people to select one of the software. It has been clarified here that this list is first prepared by the IT department and then it goes to procurement. The IT department checks license issues and compatibility and also keeps an eye on whether the software will remain under its control. Now it is the turn of the Department of Finance and Procurement to prepare a list after their highly persuasive views for those planning and operations.
